All Clear Environmental Services does one thing: we tell buyers whether there's an oil tank buried on the property they're about to own.
The reason this company exists is that the process was worse than it needed to be. Getting a sweep scheduled meant leaving voicemails, waiting on a callback just to hear a price, and hoping someone could get out before the inspection window closed. For a service that takes an hour and answers one question, that's a lot of friction at the worst possible moment in a home purchase.
So it's built the other way around. The price is published before you call. You book the date yourself. The report lands same or next business day, written so your attorney and your lender can use it as-is.

Most companies that find tanks also remove them. Removal is where the real money is — often ten to thirty times the cost of the sweep that found it. That's a conflict sitting in the middle of every report those companies write, and buyers can feel it even when they can't name it.
We don't do removals. We don't do remediation. And we don't put contractor referrals in our reports — not even helpful ones.
So when we tell you there's a tank in the ground, there is no job waiting on the other side of that sentence. And when we tell you we didn't find one, that's worth something too.
If you do need removal, your attorney or agent picks the contractor. We have no stake in who that is and we take nothing for the introduction.
Finding a signal and confirming what it is are two different jobs. We use two different tools, and we don't treat them as interchangeable.
Broad-area sweep
An electromagnetic locator built for covering ground. It walks the full lot and perimeter looking for anything metallic large enough to be a tank — not just the obvious strip beside the foundation, which is where a hurried sweep stops.
Pinpoint & confirm
A magnetic locator, known around here as Maggie. Once the TW-6 flags something, Maggie confirms it and marks the edges so the report can say where the anomaly actually is rather than roughly where it might be.
Certification
Tank sweep certification through the New Jersey Academy of Home Inspectors.
Insurance
Errors and omissions coverage under the OREP home inspector programme. If your agent, attorney or lender needs the certificate for a file, ask and we'll send it.
Structure
A New Jersey limited liability company, based in Somers Point and operated by its founder.
Speed is the product
Report turnaround is standard, not a premium tier. Real estate deadlines don't wait, so we don't charge you extra for meeting them.
Consistency
Every report carries an identical description of what we did, so two reports from us are directly comparable — and so nothing turns on who wrote which one.
Records
Public records research is a standard part of the job, not an add-on. Sometimes the answer is in a file rather than in the ground.
Plain language
Written to be understood by a buyer and to hold up in front of an attorney. Those two goals are not in conflict as often as the industry pretends.
Access
Book a yard-only sweep if that suits the property, and the report will say the interior was not inspected. We recommend interior access for the most accurate result, but we never require it and we never imply we saw something we didn't.
Based in Somers Point. The core service area is Atlantic, Cape May, Ocean and Monmouth counties, with flat-rate pricing across the rest of New Jersey, Philadelphia and its immediate Pennsylvania suburbs, and New Castle County, Delaware. Every flat rate covers any lot one acre or under. Anywhere else, and any lot over an acre, is priced individually.
